Update as of 2/23/26:
- The Special Assessment for the pool replacement and expanded fitness center project PASSED

- Sweepstakes Winners (proxies received by 2/14/26)
- 1st place – one primary lot paid in full Michael & Sheri Rygwelski
- 2nd place – one primary lot paid at 50% Edward & Betty Navoy
- 3rd place – one primary lot paid at 25% Rutenbar Family Trust
- The Special Assessment fee will be invoiced on your Annual Dues Assessment invoice; it will be a separate line item.
- Your Annual Dues Assessment is due in full by April 1st, 2026, the Special Assessment is due in full by June 1st, 2026.
- The Annual Dues Assessment will not be increased this year by the consumer price index due to the Special Assessment billing.
- Why were members voted counted that are not in “Good Standing”, member accounts with a past due balance?
- The Restrictive Covenants require one vote for every original lot, regardless of standing, confirmed by our legal counsel.
- What accounted for the difference in the number of Member Lots between the vote in February 2026 (3,094) and September 2025 (3,046)? These lots were in the foreclosure tax sale and no longer owned by a member, they were owned by the State of Michigan at the time of the election.
- What are the next steps in the project?
- The Architects will be re-engaged to complete the Construction documents; this is expected to take 3 months to fully complete
- Building data and code compliance information as required by municipality
- Site plan & engineering
- Foundation plan & details
- Floor plans to include all noting and dimensioning
- Reflected ceiling plans
- Roof plan
- Exterior elevations and architectural details
- Building cross sections and wall sections
- Large scale details of various elements of construction
- Door and window schedules
- Structural engineering and structural framing plans
- Mechanical, Electrical and Plumbing (MEP) engineering and drawings, including dehumidification system
- The project will be bid to 2 or 3 General Contractors upon completion of the Construct documents
- Demolition of the existing pool structure, the pool itself, and lockers rooms will commence as weather allows in the Spring
- Final Contractor selection, project award, construction of the Pool Replacement and Expanded Fitness Center officially begins with a ground breaking ceremony to celebrate the project!
